TL;DR

We service independent motels and budget-tier lodging across Northeast Florida with the same per-door pricing we extend to large resorts — without the flag-hotel overhead. Off-season rollouts in September and February, per-room flat quotes, and direct accountability to ownership instead of a call center.

Why motels choose us

Built for the way motels actually operate

Owner-direct pricing

No franchise markup, no national-account fees, no call center between you and the technician. You talk to the owner who quotes the job, and that's who shows up.

Off-season rollouts

We sequence motel work into the September and February low-occupancy windows so revenue-generating rooms stay sellable through the peak Florida tourist seasons.

Per-room flat quote

One number per door type — roller refresh, lock replacement, glass swap. No surprise hourly invoices, no trip-fee stacking when we move from unit 12 to unit 14.

Built for older hardware

Most motel sliders are 20+ year-old aluminum frames with discontinued OEM hardware. We carry universal-fit rollers, stainless track caps, and re-keyable cylinders that bring old doors back to spec without a full frame replacement.

Scope

What we repair

Rollers

Stainless tandem rollers rated for salt air — the #1 commercial failure point.

Tracks

Stainless track caps over worn aluminum lips. Permanent fix, no threshold demo.

Mortise locks & cylinders

OEM-grade lock bodies and re-keyable cylinders for turnover-heavy properties.

Insulated glass (IGU)

Tempered, low-E, and hurricane-impact IGUs cut and re-glazed in-frame.

Handles & hardware

Brand-matched handles for PGT, CGI, Andersen, Pella, Milgard, and builder-grade lines.

Weatherstripping & sweeps

OEM weatherstrip kits that restore the seal and stop A/C loss across the portfolio.

Process

How we work with motels

  1. 1

    Owner walk-through

Owner-level rep walks every guest-facing slider with you, logs panel size, hardware type, and which doors are emergency-fix vs preventative.

  2. 2

    Unit ledger and flat quote

Printable unit-by-unit ledger with one flat price per scope. No mystery, no hourly billing surprises, no scope creep mid-job.

  3. 3

    Off-season sequencing

Work is scheduled into the September and late-January–February low-occupancy windows. Multi-truck crews knock out 12–18 units a day so the project finishes before peak season.

  4. 4

    Front-desk coordination

Front desk gets a 48-hour-out tenant notice template and a daily 'rooms back online' update so they can sell exactly what's ready, exactly when.

  5. 5

    Sign-off and per-unit warranty

Owner walks the final units with our lead, signs off, and receives per-unit warranty documentation. 2-year parts and service warranty on every door we touch.
