Multi-Family
Sliding patio door repair for student housing
Off-campus apartments, purpose-built student housing, and university-adjacent communities across Jacksonville, St. Augustine, and Daytona. Between-semester rollouts, vandalism-resistant hardware, RA coordination.

We service student housing communities across Northeast Florida with protocols tuned to the population — heavy-duty rollers and vandalism-resistant lock cylinders that survive 9 months of door-slamming, rollouts sequenced into winter break and summer turnover windows, RA-coordinated inside-unit access, and flexible billing to parents, students, or property management.
Why student housing choose us
Built for the way student housing actually operate
Between-semester rollouts
Property-wide refreshes are sequenced into winter break (mid-December to early January) and summer turnover (May–July) so the bulk of the work happens with most units empty. Compresses the timeline and minimizes resident disruption.
Vandalism-resistant hardware
Heavy-duty tandem rollers rated for high-cycle abuse and re-keyable mortise cylinders rated for student-housing service life. Standard residential rollers fail in a single academic year in student housing; ours last 4–6.
RA-coordinated entry
We coordinate inside-unit access directly with your RAs and community assistants so individual residents don't need to be home. Standard 24-hour entry notice protocol followed at every property.
Parent, student, or PM billing
Damage-caused repairs can be billed to parents, to students directly via the resident portal, or to the property and back-charged through their lease — whichever your community's standard chargeback flow uses.

Process
How we work with student housing
- 1
Walk with maintenance and resident life
Owner-level rep walks the property with your maintenance supervisor and a resident life or community-manager rep to scope routine refresh work versus damage-driven repairs and to plan around semester schedule.
- 2
Routine vs damage scope split
Routine community-paid scope (rollers, weatherstrip, common-area doors) is quoted separately from resident-damage scope so back-charge billing flows cleanly to the right resident or parent.
- 3
Semester-aligned schedule
Property-wide work is sequenced into winter break and summer turnover. In-semester repairs are scheduled with 24-hour resident notice and RA-coordinated entry per your community's standard protocols.
- 4
Per-unit photo documentation
Every damage-driven repair gets before/after photos and a written scope description suitable for back-charge documentation. Routine refresh work gets a unit ledger for capex and turnover records.
- 5
Punch list, sign-off, warranty
Maintenance supervisor walks final units with our lead, signs off, and receives per-unit warranty docs plus a back-charge package for any resident-billable repairs.
