How we work with student housing

    Owner-level rep walks the property with your maintenance supervisor and a resident life or community-manager rep to scope routine refresh work versus damage-driven repairs and to plan around semester schedule.

    Routine vs damage scope split

    Routine community-paid scope (rollers, weatherstrip, common-area doors) is quoted separately from resident-damage scope so back-charge billing flows cleanly to the right resident or parent.

    Semester-aligned schedule

    Property-wide work is sequenced into winter break and summer turnover. In-semester repairs are scheduled with 24-hour resident notice and RA-coordinated entry per your community's standard protocols.

    Per-unit photo documentation

    Every damage-driven repair gets before/after photos and a written scope description suitable for back-charge documentation. Routine refresh work gets a unit ledger for capex and turnover records.

    Punch list, sign-off, warranty

    Maintenance supervisor walks final units with our lead, signs off, and receives per-unit warranty docs plus a back-charge package for any resident-billable repairs.
